Land parcels at Ang Mo Kio Kembangan earmarked exclusively for residential purposes

Lengkong Tiga HDB Flats were built by the government in the late 1980s. Therefore, there was a large demand for affordable housing. On this 18,203.6 sq m plot, currently sits the former Kebun Baru Primary School. URA stated on Friday that the site was earmarked for future high density residential developments. Central Weave@AMK, which opened in Ang Mo Kio on August 20, 2022, was heavily oversubscribed – 12,620 applicants applied for the 896 BTO-flats, a 14.2 times application rate.

The Ang Mo Kio Site is located very close to CHIJ St Nicholas Girls’ School. Mayflower station is a short stroll away. Analysts say that it is possible to get between 600 and 700 condominium units should the land be reserved for private housing.

URA had also announced plans earlier this month to increase from 2.5 to 3 the plot ratios of land parcels located along Jalan Kembangan. URA reported that the amendments would allow for an upcoming residential project, which includes a park in a nearby neighbourhood as well commercial and recreation amenities. If the site was used to build HDB apartments, it could fall under Plus category due to its proximity to the Kembangan Metro Station. She added that over 400 apartments could be built there.

AMO Residence has been developed on the last Government Land Sales plot sold near Ang Mo Kio Avenue 1. AMO Residence was launched in July 2022 and sold 98 % of the units on the launch day for a $2,110 median price per sq. ft. In the event that this site is offered for public housing purposes, it will likely fall under the Plus Category, due to its proximity with the MRT.
